Assets, Processes and People
With Enterprise Asset Management (EAM), the aim is to optimise the management of the existing capital-intensive assets of an organisation. Three business items play an important role in this: Assets, Processes and People.
The assets include all assets that are used to keep the company up and running such as machines, IT equipment, buildings, etc. A maintenance management system (OBS) or CMMS (Computerised Maintenance Management System) not only detects the existence of these assets, but also in addition, follows them from the engineering phase, through the purchase and deployment to the deactivation. During this period the assets are managed so that, all planned or unplanned activities and related changes are recorded as well as the role the asset has within the organisation.
The processes are modelled on the services provided by your organisation. For a maintenance department, the internal customers are the most important service consumer. All processes are modelled to serve the customer efficiently in Maximo. Service-oriented organisations will handle questions, issues, changes, etc all in one integrated system.
Staff makes a difference in an organisation. Organisations increasingly dependent on their infrastructure to provide services to external customers. This means that, employees who experience disruptions in their work must be quickly and effectively assisted. This can be done by implementing e.g. incident registration, but also self service is a factor that is becoming increasingly important.
